For the construction of a multi-family residential building on the floor. parc. no. 8238 K.O. Šabac in Šabac, ul. Ćirila i Metodija no. 21, floor plan + floor + floor + floor, height 13.10m, total gross area 1,126.56m2, gross above-ground area 997.02m2, net above-ground area 855.12m2, with 11 apartments, 10 parking spaces and one parking space regulated in accordance with the Decision on the amount of compensation for missing parking spaces for multi-family residential buildings, per legally valid building permit issued by this authority no. ROP-SAB-24132-CPI-2/2022 institute number 351-311/2022-11 dated 28.10.2022. year.
PURPOSE OF THE FACILITY
The building is planned as a building for multi-family housing and consists of a basement, ground floor, two floors and a second floor. In the basement, there are tenants’ storage rooms (11 storage rooms) and a space for a water meter, a room for a boiler room (technical room). On the ground floor there is an entrance lot with a windbreak, a corridor and a staircase, as well as one residential unit, facing the yard. The rest of the ground floor is intended as a parking area with 6 parking spaces. On the first and second floor there are four residential units of different structure and functional disposition (according to the graphic attachments). The last floor is a secluded floor, 1.5m away from the facade of the ground floor. There are two residential units on it that have their own terraces. The area that is greened on the withdrawn floor represents an impassable part of the flat roof that cannot be used or connected to the useful surfaces of the terrace, but is intended as a green belt with low vegetation. The clear height inside the building is 269cm. The elevation of the ground floor is +54 cm compared to the elevation of the access sidewalk. The gross area of the subject building (underground + above ground) is 1126.56m2. Within the plot, 10 parking spaces are provided, while for one (1) space, the costs foreseen by the local self-government are borne (the parking space is purchased additionally). The plot occupancy index is 45.77%. The built-up index of the plot is 1.49. The percentage of green areas is 21.06%.
